Because of the opportunities offered by the location, this project has been conceived as a significant retail destination. The site is at the crossroads of the young, hip Pike Street shopping corridor and the growing 12th Avenue restaurant scene. There are three major grocery stores within a seven-block radius and a quickly-growing independent retail base of restaurants, coffee shops, galleries, performance spaces, night clubs, wine bars and boutiques. The project is two blocks from Seattle U, three blocks from Seattle Central Community College and served by buses on Pine St, Union St. and Madison St.
When all phases are complete, the project will include approximately 25,000 sf of new retail space, with 300 feet of retail frontage on Pike, 12th and 11th Avenues and 200 feet around a pedestrian retail plaza in the center of the block.
The first phase of work, completed in 2003-2005, was the restoration of the historic Pacific Supply building at 1415 12th Avenue, and the renovation of the Retrofit Home building at 1419 12th Avenue. The next phase, completed in 2006, was the renovation of the historic Piston & Ring building at 1429 12th Avenue. It is now a three-level restaurant and retail complex and is home to Cafe Stellina, Osteria La Spiga, Izilla Toys and Graham Baba Architects.
In September 2007 we completed the Agnes Lofts, a new mixed-use loft building at the SW corner of 12th & Pike. The building includes 24 double-height residential rental units over restaurant and retail. Units feature 16 foot ceilings, exposed timber lofts, concrete or hardwood floors and floor-to-ceiling walls of glass. Boom Noodle, a new restaurant concept from the creators of Blue C Sushi, occupies the street-level of this building and Balagan Theatre and Izilla Toys occupy the downstairs commercial space.
The next phase of construction will start in 2010 with the construction of 50-60 open-plan studio loft units, over street and courtyard retail, on 11th Avenue. The grand public stairway that connects 12th Avenue to the lower level of Piston & Ring will eventually connect through an enlarged plaza to 11th Avenue via a pedestrian alley lined with retail spaces. This future plaza will be the heart of the fully built project, serving as both a pedestrian route and a gathering place, and will be programmed to attract a critical mass of daily shoppers.
